Short answer: there is no single price per m². The cost of a painting project depends mainly on substrate condition, the level of preparation, chosen products, access and the expected finish. That is why a serious quote is made after a visit.
1. The actual area to paint
It is not the floor area but the developed area of walls, ceilings and woodwork, with or without openings deducted. A clear quote states how it is calculated.
2. Substrate condition and preparation
Often the biggest cost item. A sound wall needs washing and a primer; a cracked, damp or flaking wall needs filling, skim coating, damp treatment or even stripping.
3. Product and finish type
Entry-level or premium paint, matt or washable, coastal-grade exterior paint, decorative effect, floor resin: each has a different cost and application. Decorative finishes require several manual passes.
4. Access and height
Large volumes, stairwells, facades: scaffolding, lifts or work at height add time and cost.
5. Site context
Empty or occupied home, off-hours for a shop or factory, phasing to keep operations running: these constraints affect organisation.
6. For a resin floor
Mechanical slab preparation, system thickness (floor paint, multi-layer, self-levelling) and marking weigh heavily on the budget.
